In the Valley a pool is a significant system attached to the home, with its own pumps, plumbing, electrical connections and surfaces. A pool and spa inspection is a $50 add-on to your home inspection, and it documents the condition of what can be seen and safely accessed on the day of the inspection.
Phoenix sun and heat are hard on pool equipment and surfaces. Exposed plastics and seals degrade faster here, equipment pads often sit in direct sun for most of the day, and decking expands and contracts through wide seasonal swings. Documenting the visible condition of these components gives you a starting point for what may need attention and roughly where it sits in its service life.
Pool barrier requirements in Arizona vary between jurisdictions and by when the pool was built. The report describes the barrier and gate conditions observed at the time of the inspection. It is not a determination of compliance with any specific local barrier ordinance — for that, contact the authority having jurisdiction.
A pool and spa inspection is visual and non-invasive, and limited to components that are accessible and can be safely operated on the day of the inspection. It specifically does not include:
A visual inspection cannot guarantee the detection of concealed defects, and conditions can change after the inspection date. Where something warrants a closer look, the report will say so and recommend evaluation by a qualified pool professional.
The pool and spa inspection is a $50 add-on to a standard home inspection, which starts at $300 and is priced by square footage. You can see the full rate table on the home inspection pricing page, and add the pool inspection when you book your inspection online.
It is offered as a $50 add-on to a home inspection. If you have a situation that does not fit that, call (602) 456-2756 and we can talk through it.
No. Leak detection is a specialized service using dedicated equipment, and it is outside the scope of a visual pool and spa inspection. If visible conditions suggest a leak is possible, the report will recommend evaluation by a leak detection specialist.
Yes, where present and accessible, an attached or standalone spa is reviewed on the same visual, non-invasive basis as the pool.
Water clarity affects what can be seen of the shell, surfaces and fittings, and equipment that cannot be safely operated cannot be evaluated for function. Those limitations are noted directly in the report so you know exactly what was and was not able to be assessed.
Open 7 days a week, 7am to 7pm. Add the pool and spa inspection for $50 when you book.
